The build

A retired couple came to us with 3.2 acres in Fletcher they had owned for years and a clear brief: less house than the one they were selling, built well enough to be the last one.

The answer was 1,980 square feet on a single level — a full-width covered porch with timber brackets, a board-formed concrete hearth around a wood stove, 36-inch doors everywhere so the house works as they age, and a detached garage with a heated workshop bay. Standing-seam roof, cement-board siding, a new well and a conventional septic so there are no monthly utility base charges.

It was a cost-plus, open-book job, owner-funded from a land sale, so there were no draws driving the calendar. Seven months at a relaxed pace, same crew as our spec builds. It is not for sale and never was; it is here because it is some of our best work.

How this project was analyzed

Every WNCRD build is tested against the same eight questions before capital is committed.
